Estate Agency

Our Property and Conveyancing department is led by partner, Robert Macduff-Duncan.  Robert was admitted as a solicitor in 2004, joined the firm in 2018 and was assumed as a partner in 2021.  Our Estate Agency department is managed by our Property Services Manager, Claire O’Brien.  Claire joined Kippen Campbell in 2003 and has been Property Services Manager since 2011.

In Scotland, many firms of solicitors also provide property estate agency services. Estate Agency in simple terms is the marketing of your property for sale. It is not the legal work involved in the sale of your property - this comes under the heading of conveyancing and there are separate fees and outlays for this process.

The work that our estate agency department will undertake for clients who instruct us to market their property may include:

  • attending the property to carry out a free property market appraisal;
  • tendering advice on how best to present your property, the current market conditions and how we will market your property;
  • arranging a Home Report through a surveyor;
  • arranging for photographs and a video of the property to be taken. 

Once the property is ready to be actively marketed, we will:

  • register it with on online property portals including the PSPC, Zoopla, Onthemarket and our own website;
  • deal with enquiries;
  • arrange and conduct viewings;
  • negotiate with prospective buyers; and
  • process offers received.

We offer a range of marketing packages.  Our marketing packages include high quality property brochures and floor plans, professional photography and video tours and advertising on various websites.

We are able to offer a Fixed Fee service, which varies according to the value of the property, but will be no less than £750 plus VAT.

On occasion, we will charge a percentage fee, ranging from 0.75% to 1% of the achieved sale price plus VAT depending on the size of property, its location and the work involved.

We offer 4 marketing packages ranging from £250 plus VAT to £500 plus VAT.  The price is determined by the value of the property being sold.

This is an upfront cost and can be deferred for an additional £50 plus VAT.

At the point of instruction we will discuss with you the various marketing packages, allowing you to decide which one suits your budget best.

In addition to our charges, there will be outlays for marketing, including the PSPC dues (£xxx) and a fee for the preparation of the Home Report by the surveyor.  This fee will vary according to the value of the property, but an estimate can be given prior to instructing us.
