Remortgage

Our Property and Conveyancing department is led by partner, Robert Macduff-Duncan.  Robert was admitted as a solicitor in 2004, joined the firm in 2018 and was assumed as a partner in 2021.

We often act for clients who are re-mortgaging their home in order to realise cash to fund home improvements, make a substantial purchase, or simply ease cashflow. The work will usually involve:

  • providing initial advice;
  • examining title;
  • drafting a range of documents including any new mortgage security and the discharge of the existing mortgage;
  • ordering and inspecting searches and reports;
  • ordering and managing funds from the new lender;
  • redeeming the existing mortgage;
  • settling the transaction;
  • registering the new mortgage security and the discharge with Registers of Scotland.

The fixed fee for this work may be £400 plus VAT of £80.

Outlays are:

  • £80 for registration of the discharge of the old mortgage;
  • £80 for registration of the new mortgage security;
  • £20 for Advance Notice for the security; and
  • £135 for title and property searches.
