Residential Sale

Our Property and Conveyancing department is led by partner, Robert Macduff-Duncan.  Robert was admitted as a solicitor in 2004, joined the firm in 2018 and was assumed as a partner in 2021.

If you are selling property or land the work will usually involve:

  • Speaking to you and providing advice;
  • completing of Anti-Money Laundering procedures and identity checks;
  • corresponding with the purchaser’s solicitor,
  • drawing documents including a formal legal acceptance of the buyer’s offer and further missives;
  • providing the titles to the purchaser’s solicitor;
  • ordering of searches and reports;
  • revising the new title (disposition);
  • arranging settlement of the transaction;
  • managing the funds from the buyer’s solicitor;
  • redeeming an outstanding mortgage with the lender and discharging security, where necessary;
  • reporting to you and providing you with the funds and with a full accounting.

We are able to offer fixed fees for residential sale conveyancing, and can provide a full estimate of fees and outlays prior to the commencement of a transaction. Our fees are set on a scale determined by the price of the property being sold.  Our typical legal fees for a sale range from £750 plus VAT for simple transactions at a price under £1,000 to £3,000 plus VAT for larger properties with associated complexities. For a property sold at a price of £200,000, for example, the fixed fee for this work may be £950 plus VAT of £190.

Outlays are typically:

  • £80 for registration of a discharge;
  • £20 for Advance Notice for title;
  • £114 for Plans Report and
  • £135 for title and property searches.
